Management is essential if you live abroad, at a distance away from your property or simply cannot manage the place yourself. Even if you live locally management may make sense if you are a new or first time landlord or if you have a large valuable property to let. Taking the day-to-day running of your property can be somewhat stressful; therefore the use of an agency can proof necessary. Letting only Service

We show prospective tenants round the property. Prepare particulars of the property for immediate circulation to our waiting and vetted applicants and where necessary advertise in local newspapers and on the Internet. Where not already vetted we will apply for and obtain personal and financial references in connection with each applicant party to the Tenancy agreement and Guarantor where applicable. Put in order all necessary Tenancy Agreements and relevant notices and organize the signing of the same. Organize the preparation of an Inventory of fixtures and fittings, if required (this is subject to additional charges). Although Landlords may be able to compile Inventories, we would recommend the services of an independent professional be utilised to avoid possible future disputes. The cost of our inventory is not included in our charges and should this be under taken we require payment of £100.00. Note on inventory if you are renting out an expensive property containing valuable antiques and paintings, a professional inventory is a must. Collect one month’s rent in advance, collect agreed deposit and hold deposit (usually the equivalent of the advance), in respect of dilapidations and non-performance of the Tenant’s obligations

Letting and Rent Collection Service

In addition to the services provided under Lettings only AOB Property Services will;
Make arrangements for the demand of the monthly rent due in respect of the property.
Upon receipt, pay the same over to the Landlord or their nominated Bank or Building Society account. Prepare monthly statements. Invoicing and collection of rent in accordance with the terms of the Tenancy agreement, in case of persistent late or non-payment, AOB Property Services will endeavour to inform the Landlord at the earliest possible opportunity and offer advice towards legal steps for recovery of rent.

Full Management Service

All cares of your property management is taken off your shoulders, If you live some distance away from your property, too busy to worry about tenants or just cannot handle the daily stress of property management.

In addition to the services provided under Lettings and rent Collection Service only AOB Property Services will;

Arrange and organise the tenants occupation and vacation of the property. Notify the service companies (Gas, Electricity, Telephone, etc) and the council at the commencement and termination of Tenancy. Deposits may be requested for prior to reconnection of some services. Advise new Tenants on the procedures for registering the appropriate services in the their names for the purpose of the Tenancy. Organise visits whilst Tenants are in occupation, forward relevant reports and suggestions to the Landlord. Organise appropriate tradesmen to carry out the necessary upgrades, repairs and decorations (to a maximum cost of an agreed amount). In excess of this amount we obtain written approval from the Landlord except in emergency cases where AOB Property Services may have to use it’s discretions.
